The Bryan Place Neighborhood Association (BPNA) is charged with reviewing changes to the exterior of our homes. This information will help document proposed changes to your home and secure the proper review specified in our by-laws and your deed covenants.

IMPORTANT NOTES:

• The builders of Bryan Place wrote Deed Restrictions* that placed this process into effect (*also called Protective Covenants," "Building and Use Restrictions" or Covenants, Restrictions and Conditions in your deeds.) The Deed Restrictions are enforceable for all subsequent buyers of BPNA homes after the time the home was originally built and sold.
• The Neighborhood Association is the approval mechanism currently in effect.
• The Neighborhood Association has no authority to change the Deed Restrictions. What we can do is help you through the process.
• Along With Neighborhood Association approval, your project must conform to City of Dallas
building codes, regulations, zoning restrictions and city ordinances. Your contractor can obtain any required building permit(s) or you can contact Dallas City Hall for assistance.
• The members of the Neighborhood Association Board volunteer their time on your behalf without pay or compensation. Please be considerate of their time and efforts to assist you.


GENERAL INFORMATION

Why do we need this form completed? Our Form allows you to gather the information we need to consider your request. Frequently. the city has referred residents to the Neighborhood Association for approval before issuing a building permit. Completing this process ensures you have the documentation you need to proceed with your home improvements. The process includes communication with your neighbors so misunderstandings are reduced or eliminated.

Enforcement of Deed Restrictions is achieved through neighbors right to file lawsuits if they feel Deed Restrictions have been violated or their property values damaged.

Due Dates:
The BPNA Board meets the first Monday of each month. Review will take place at the first board meeting following receipt of a complete submission. You may attend this meeting, if you wish. Please be thorough as incomplete information may cause a delay. Return this form to the current Architecture Standards Committee Chair or the BPNA Board President.
